Q: How does your program work?
A: Every transaction is different so there is no set way that our program works. Every home and every situation is unique. We evaluate the information that you provide us regarding the home and your needs. We are flexible and work with you to create a win-win solution. In order to get started, we need some information about the financial and physical condition of the home and your needs. You can supply this information to us by filling out a short questionnaire. We review the information that you provide and respond to you within 2 days with a framework for how we can purchase your home. Next, we visit with you at the home and if we like what we see, we will make an offer on the spot. If we reach an agreement, we put it in writing and prepare for closing. We work with you to meet your needs regarding closing and moving dates. We even handle all the paperwork and make all the arrangements. We make the whole process simple and hassle-free!

Q: What methods do you use to buy houses?
A: We use many methods to purchase homes. We take over payments, purchase with cash, work with sellers on owner financing terms, and work with seller�s lending institutions to purchase through short sales.

Q: If you buy my house, will I get any cash?
A: In most of our transactions, the seller does receive some cash. Whether you receive cash and how much depends entirely on the financial and physical condition of your home. Issues such as the amount of equity you have in the home, whether your payments are current, and whether any repairs are needed to the home are taken into account when we make our offer.

Q: How quickly can you close?
A: It depends on the method that we use to purchase the house, however, in some cases we can close in as quickly as 3 days.

Q: Do you charge any commissions? Will there be any cost to me?
A: No, we do not charge any commissions. Depending on the type of transaction that we are able to complete, there may or may not be any cost to you. Typically, if we take over payments, there is no cost to the seller.

Q: I�m in foreclosure; can you buy my home and save my credit?
A: Yes. We can work with your lending institution to delay or stop the trustee sale while we negotiate with them to purchase the home. There are no guarantees that the lending institution will cooperate; however, we will do everything we can to save the home and your credit. If you�re in foreclosure, you�ve got nothing to lose and everything to gain.

Q: I�m over-financed and real estate agents won�t list my house, can you buy it?
A: Yes. Depending on the financial and physical condition of the home, we can either take over your payments or work with your lending institution to purchase the home through a short sale. Real estate agents typically will not list homes that are over-financed because after the mortgages get paid off, there is no money left to pay their commission. Since there are no commissions to be paid when you work with us, you avoid this problem.

Q: I live out of state; will I have to go back to Arizona to complete the paperwork?
A: No. We can work out all the details via phone, email, fax, and overnight mail. This will save you time and travel costs.

Q: Why should I sell my home to you instead of listing it with a real estate agent?
A: There are several reasons why you might want to sell your home to us rather than working with a real estate agent.
